Prices for new buildings in Kyiv have increased by 16.6% over the past year, according to OLX.

According to a report from OLX to the Interfax-Ukraine agency, the average housing prices in Kyiv have increased over the past year. On the primary market, prices rose from 3.1 million UAH to 3.6 million UAH, marking a 16.6% increase. Meanwhile, on the secondary market, prices went up from 3.8 million UAH to 4.0 million UAH, reflecting a 6.7% rise.

The average housing prices in Kyiv have increased over the year from 3.1 million UAH to 3.6 million UAH (by 16.6%) in the primary market, and from 3.8 million UAH to 4.0 million UAH (by 6.7%) in the secondary market, as reported by OLX's press service to the Interfax-Ukraine agency.

According to a study conducted in October 2024 among users of the "OLX.Real Estate" category, prices have also risen in Odesa and Lviv, while they have decreased in Kharkiv.

Specifically, in Odesa, prices for new buildings increased by 16% - from 1.9 million UAH to 2.2 million UAH, and in the secondary market, average prices rose by 7% - from 1.6 million UAH to 1.7 million UAH. In Lviv, "primary" prices went up by 17.8% - from 2.9 million UAH to 3.4 million UAH, while "secondary" prices increased by 16.8% - from 2.4 million UAH to 2.8 million UAH.

In Kharkiv, average prices decreased from 1.64 million UAH to 1.6 million UAH in the primary market (-2.3%) and from 1.09 million UAH to 1.03 million UAH in the secondary market (-6%).

OLX also reported that from August to October 2024, the leaders in the number of published ads for the sale of new buildings were Kyiv, Ivano-Frankivsk, Irpin, Odesa, and Lviv. In the secondary market during the same period, the most apartments were offered by sellers in Kyiv, Odesa, Kharkiv, Irpin, and Dnipro.

As for potential buyers, the most interest in ads in the primary market was shown in Kyiv, Lviv, Odesa, Ivano-Frankivsk, and Kharkiv; in the secondary market, interest was highest in Kyiv, Odesa, Kharkiv, Lviv, and Dnipro.

Overall, according to OLX statistics, the capital remains the city with the highest number of ads and feedback on them. Other large cities like Kharkiv, Odesa, Dnipro, Ivano-Frankivsk, and Lviv also rank high. However, Lviv has significantly fewer active ads compared to other major cities but more feedback from applicants, indicating a higher demand for real estate in that city. Additionally, there is significant activity in buying and selling apartments near Kyiv, as evidenced by Irpin's presence in the rankings.
